Learning Objectives:
By the end of this module, you should be able to:
- Understanding Water Supply Systems: How water is sourced (municipal supply, boreholes, rainwater) and distributed in homes; how to inspect pumps, pipes, and storage tanks for adequate pressure and safety.
- Drainage & Sewage Systems: The methods of wastewater disposal (public sewers vs. septic tanks and soakaways) should be evaluated during inspections. Inspectors must identify signs of blockages, slow drainage, or ventilation issues that could cause sewer gas odors, backups, or system failures.
- Plumbing Issues: Typical problems include leaks, pipe corrosion, low water pressure, water hammer, clogged aerators, and poor installation practices. Inspectors should look for damp spots, rusted pipes, unusual noises, fluctuating pressure, and improper pipe slopes, and understand their causes to recommend appropriate corrective actions.
- Water Contamination & Backflow Prevention: Ensuring the water remains clean by recognizing contamination indicators and verifying that cross-connections are protected to prevent backflow into potable water lines.
Overview:
Plumbing systems are a critical component of any building, providing safe drinking water and sanitary waste disposal. In the African context, home inspectors often encounter a mix of modern and traditional plumbing setups – from municipal water connections in cities to borehole wells and septic systems in rural areas. Over half of water sources in Africa are still affected by fecal contamination, leading to widespread water-borne diseases. This makes proper inspection of plumbing systems not only a matter of functionality but of public health. An inspector must be able to evaluate water supply reliability (pressure, flow, storage) and the integrity of drainage systems (ensuring no leaks or contaminant paths). Climate and local practices play a role: for instance, in drier regions rainwater harvesting and boreholes are common, whereas urban areas may have aging galvanized pipes or intermittent city water. This module will equip Pan-African home inspectors with the knowledge to assess plumbing in residential and light commercial buildings.
