Learning Objectives: By the end of this module, you should be able to:
OVERVIEW: This foundational module introduces the core principles, responsibilities, and ethical framework of the home inspection profession in Africa. It emphasizes the unique challenges and opportunities for inspectors across the continent’s diverse building environments—from informal settlements to high-rise developments—highlighting the inspector’s role as an impartial observer tasked with assessing a home’s condition, not enforcing codes or offering repairs. The module equips trainees to identify visible defects, understand the scope of a standard home inspection, and adhere to professional standards such as confidentiality, honesty, and avoidance of conflicts of interest. Participants learn how to interpret and apply international and regional standards (e.g., ACHI, InterNACHI, NBC 2006, SANS 10400, ARSO) and navigate legal risks through proper documentation and clear reporting. The module also provides essential construction knowledge—types of loads, stress forces, materials used across Africa—and teaches how environmental factors like humidity, rainfall, or seismic activity impact homes. Trainees will gain the ability to spot structural concerns such as settlement cracks, foundation issues, moisture damage, and early signs of failure. The module culminates in understanding the home inspection process from initial client contact to post-inspection reporting, laying the groundwork for consistent, ethical, and skilled property assessments across African regions.
