Overview
Basements and crawlspaces, though often hidden, play a critical role in a building’s structural health and indoor air quality. This module equips African home inspectors with the skills to assess moisture intrusion, drainage performance, structural integrity, pest activity, and insulation in below-grade spaces. Lesson 1 focuses on identifying common signs of basement water damage—such as efflorescence, mold, musty odors, and water staining—while exploring regional causes like tropical rainfall, high water tables, or inadequate drainage. Inspectors are taught to evaluate exterior grading, gutters, French drains, and sump pump systems, as well as distinguish between damp-proofing and true waterproofing, and when each is appropriate. The module also addresses crawlspace inspections, with emphasis on ventilation strategies suited to Africa’s diverse climates. Inspectors learn to assess vapor barriers, pest evidence (especially termites), wood decay, and the condition of structural posts and supports. Energy efficiency is covered through crawlspace insulation methods, along with risks from condensation or pest intrusion if improperly installed. With regional adaptations and clear safety protocols, this module empowers inspectors to diagnose overlooked problems and provide actionable advice. These foundational skills help preserve structural stability, prevent indoor air quality issues, and ensure long-term habitability of African homes from the ground up.
