Learning Objectives:
By the end of this module, you should be able to:
- Identify critical fire safety devices (smoke detectors, fire alarms, extinguishers) and evaluate their placement and condition during a home inspection.
- Recognize common fire hazards (improper materials, blocked exits) and verify basic fire safety compliance with local building codes (e.g., NBC Nigeria, SANS 10400-T in South Africa).
- Understand key indoor air pollutants (mold, carbon monoxide, radon, asbestos, VOCs) and assess homes for signs of these hazards, recommending mitigation strategies.
- Evaluate home security features (perimeter fencing, locks, burglar bars, alarm systems) for effectiveness while ensuring they do not compromise occupant safety (e.g. emergency egress).
- Provide practical improvement tips to homeowners on fire prevention, air quality management, and security upgrades, using examples appropriate to Central, East, and Southern African contexts.
Overview:
This module emphasizes practical inspection skills to keep homes safe, healthy, and secure. We will integrate common African building standards – for example, Nigeria’s National Building Code (NBC) and South Africa’s SANS 10400 (which has dedicated parts on Fire Protection and Ventilation) without getting overly technical. Many nations also follow guidelines from the African Organization for Standardization (ARSO) to harmonize safety standards. As an inspector, you should be familiar with the spirit of these codes and focus on real-world safety checks. The lessons below provide hands-on guidance, regional examples, key definitions, and field tips.
