This module provides African home inspectors with in-depth knowledge and practical skills to evaluate the structural integrity of buildings, focusing on foundations and supporting elements. It addresses the most common foundation types used across the continent—slab, raised, raft, and pile—and explains their appropriate use in relation to regional soil types, climates, and construction practices. The module emphasizes the relationship between soil behavior and foundation performance, teaching inspectors how to recognize the signs of structural stress, such as cracking, differential settlement, and load path failure. It explores how environmental factors like water saturation, drought, expansive clays, and erosion affect foundations and how to adapt inspection techniques accordingly.
Inspectors will also learn to distinguish between load-bearing and non-load-bearing walls, assess foundation construction quality, and identify early signs of poor workmanship or material failure. Real-world case studies and examples from diverse African building contexts are included to enhance local relevance and understanding. By the end of this module, inspectors will be equipped to conduct thorough structural assessments, identify defects, and recommend appropriate corrective actions, contributing to safer, more resilient buildings across Africa.
